Salt Water Real Estate (SWRE) is a full service real estate sales firm headquartered in Hilo, Hawaii.  Our agents offer local knowledge and professional marketing to help you sell your home, investment property, business or land.  We offer creative advertising platforms and listing presentations to entice the right buyers to your property.  We represent your interests as a buyer or seller through strategic negotiations and efficient transaction management.

Salt Water Vacations (SWV) is our full service short-term-vacation-rental division.  Staffed with professionals with over 50 years of combined experience in hospitality, no other local company exceeds our talents.  Using powerful trust-accounting based VR industry software, we manage every aspect of your investment property.  Salt Water Vacations operates a hub of advertising, reservations, guest services, accounting and physical property management.  Whether you own an investment property with the goal of optimizing annual revenue or a vacation home to share when you’re not enjoying it, SWV can care for your property while also earning you valuable operating cash.

As a Realtor since 2005, I have worked with real estate investments in east Hawai`i with a primary focus on the buying, selling, and managing of vacation rentals. I have built a team of professionals to assist my clients in all matters of real estate management and sales, and I look forward to future connections as I proudly launch Salt Water Real Estate, LLC and Salt Water Vacations.

Born and raised on the East Coast into a real estate family, I have a father who is a retired property manager and two parents who are real estate investors. I have renovated old homes from Atlanta to Denver to Hilo, and I owned and operated a faux-finish painting business for 10 years. My knowledge of and passion for home renovation helps clients understand home maintenance issues large and small.

My husband Micah and I have lived on the Big Island since the early 2000s. For the whole Gauthier family, life in Hawai`i means connecting with ‘ohana (family), neighbors, and community, and thriving together in harmony with nature. I give back to the Big Island community by serving as the President of the Board of Directors of the non-profit HawaiiCon, which supports and promotes STEAM education (science, technology, engineering, arts, and math). Micah, a Navy veteran, founded and operates Mental Restorations, a non-profit whose mission is to restore the mental health of veterans and first responders. Our two children are both artists and extraordinary humans, following in their parents’ footsteps in making the world a more beautiful and kind place.

I stumbled into my real estate career when my youngest son was heading off to preschool.  I was drawn to the diversity and flexibility Realtors enjoyed from spending time with them during several home hunting adventures. I had a young family, and I knew this was the job for me. I discovered my ability to connect with people, understand their priorities and desires, and strived to be a positive force in helping them with the most important decision in their lives.

Born and raised in Southern California, I made my permanent move to Hawaii in 1974 to marry and live a simple wholistic life on the Big Island. As my family grew, their activities were a priority. Hula, ballet, golf, baseball, soccer, canoe paddling and piano lessons! I connected to the island, the community and culture.

I’ve been in real estate since 1989, earning my Broker’s license in 1995.  For the past 9 years, I have had the opportunity to manage other agents as a Broker in Charge.  To teach is to learn, and I love to learn new skills and ideas. To see others grow and prosper in their careers is a great source of joy.  I’ve served on the Hawaii Island Board of Realtors as a Director for several terms and as Chairperson for Professional Standards for 10 years. I continue to represent Buyers and Sellers and feel it is a privilege to be a part their journey. 

Now a Grandmama of 4 wonderful little Mo’opuna, my spare time is spent in the garden, the kitchen, or the workshop, and give me a good book, good friends, and my family, I couldn’t be more grateful.

Hawaii Island Home and Property Specialist

Although an Arizona native, Sunita’s Big Island roots run deep. As a child she escaped the desert heat of her home state by spending many summers with her aunt and uncle in Hilo. These summers were filled with adventures and explorations that laid the foundation for her eventual permanent relocation to Hawaii Island.

After graduating from high school, Sunita caught the travel bug and worked to learn another language. She spent a year living in southern Spain and attended the University of Granada. Following Spain, Sunita also traveled through much of Europe, Costa Rica and solo trip exploring South Africa. Upon her return to the U.S., she joined her family in Hilo, and attended the University of Hawaii Hilo. Sunita graduated with a B.A. in psychology and discovered her love for the ocean in surfing and ocean swimming. Having the perspective of domestic and international living, she realized there was no better place to lead a productive life while enjoying a beautiful community and environment than Hilo!
Sunita still loves surfing, competitive ocean swimming, personal real estate renovation projects together with her husband and enjoying her extended family. She currently serves on the board of directors for the Hawaii Island Realtors.


Greg Dencker, Realtor Salesperson

Greg has lived on the Big Island since 2002. Born and raised in New York City he was the first in his family to attend and graduate from Boston University and attend graduate school in Berkeley. He and his wife Carol had a successful Staffing Company in the San Francisco Bay area for over 20 years before moving to Hawaii Full time. Greg held a General Contractors license in California for the same time used in a secondary company the couple owned and operated to remodel homes and apartments in the Bay Area.

Having lived in New York, Chicago, Detroit, Louisville and, the Bay Area, the lifestyle of the Big Island is very attractive and welcome. 

The Big Island is his home and destiny.

Originally from Southern California, Didi moved to Hawai’i Island in 2013 with her family.  Formerly a licensed Realtor in CA, Didi is our team Buyer’s Agent and loves working with clients to find the perfect home to fit their needs. Her knowledge of our neighborhoods, schools and micro-climates helps you find your piece of paradise.  Our clients love touring homes with Didi and getting to know her and her infamously positive spirit.  Didi is a former police officer and is also a medal winning pro-bodybuilder, Mom and healthy-lifestyle coach.  She is active in the lives of her three kids and can tell you all kinds of fun island-life stories!  She loves the ocean, sunsets, compassionate community and meaningful friendships she has found here.  She fully embodies the philosophy of living the Salt Water Life!

Realtor Salesperson

Dianne and Allen Moore have worked together professionally since 1978. Small business owners from the start, they have come to appreciate all of the challenges people face in real estate transactions. Along the way, Dianne has also managed to be the CFO of an international software company and president of a consulting company, been involved in real estate since 1999, started and finished a real estate investment business in New York, shared design decisions on a huge house remodel, nurtured two children to adulthood, raised a few cats, presently having a dog and 2 parrots, and she has studied yoga to manage it all. Allen, not to be outdone, is a writer, musician, professional recording engineer and producer at a professional recording studio they both owned for almost two decades. He was also past-president of a 350-unit cooperative housing complex (with 7 pools, 14 acres, a 700-space parking lot and too many problems to go into). They both enjoy the laid-back lifestyle of the Big Island, have both been Realtors since 1999, beginning their real estate careers in California. Several years ago, they earned the prestigious GRI designation. They specialize in residential homes, acreage and single family lots in all price ranges. Their past sales range from vineyard acreage to condos, and luxury homes. As a real estate team, they have the knowledge and insights of experience to share with clients. Throughout the real estate process, they bring that experience and patience to every negotiation.

Shortly after turning of age, Daniel signed his life away to Uncle Sam. He left Nebraska behind and set out on an adventure to travel the world, while providing service to his country. Nearing 18 years and approximately 25 countries, the military lifestyle no longer aligned with his goals. Daniel began his real estate profession, as an investor, in 2006. He focuses on utilizing real estate to create financial freedom. In 2016, he decided to earn his real estate license to further his capabilities and expand his services. Since then, he has been representing families who wish to buy, sell, or invest in real estate.

Born and raised in the East Bay area, Shawna relocated to Mendocino County in 1995, where she had the privilege of raising two children. Through her work for several well-known wineries, she acquired invaluable management and hospitality experience, overseeing tasting rooms and coordinating dinners, release parties, holiday celebrations, and festivals. In 2011, she jumped at the chance to move to Hawaii to create a new life in paradise. From 2012 through 2018, Shawna successfully managed a bed and breakfast in Leilani Estates. Handling not only the reservations process and concierge services, but the cooking and cleaning, she went above and beyond for every guest to ensure the perfect Hawaiian vacation experience. Her work in this quaint, intimate setting gave her an opportunity to share the beauty of her island home and create relationships with her clients. Shawna’s life took a dramatic turn in May 2018, when she and her family were evacuated from their neighborhood because of lava activity. Although she eventually lost both her home and her place of business, this series of events led her to a new property management position with Jessica Gauthier in June 2018. She has since also purchased a new home, and she feels grateful and excited about what her future holds with Salt Water Vacations on her beloved Big Island.

Licensed Real Estate Agent Tara Marcotte Frazier began her involvement with east Hawaii vacation rentals in 1994, through her father Steve’s Kapoho-based management company. A pioneer in vacation rentals, Steve was the first person on the Big Island (and possibly in the state of Hawaii) to offer his clients the convenience of internet bookings. Tara developed a wealth of knowledge and experience through her work as reservationist and operations manager in this innovative setting. Tara remained at the same company through a merger in 2006, as well as several subsequent changes of ownership. She had plans in motion to buy the company in 2019, when it was unexpectedly sold to a multinational vacation rental corporation. Choosing to remain true to a more personalized, locally based client experience, she joined her friend and former coworker Jessica Gauthier at Salt Water Vacations. She is thrilled at the opportunity to be part of this new “dream team,” and to put her skills and expertise to work for someone she so admires.

Property Care Managers

Salt Water Vacations’ properties are exclusively cleaned by the staff at Puna PD with their reliable and meticulous service. Paul Ellenburg and Dennis McFerrin started their property maintenance business in 2005 soon after they moved to Hawai’i Island. As owners of their own vacation rental, they have a unique perspective on the business and care for vacation homes. Puna PD employs local housekeepers and maintenance personnel and is proud to pay living wages per the tenets of Responsible Tourism. They and their employees take pleasure in preparing and maintaining the properties in a way that ensures guests and property owners are wowed by the cleanliness and little touches provided, with the goal that everyone has a positive and memorable experience. Paul and Dennis love the raw natural beauty of the Hawaiian landscape and the overwhelming aloha that is shared within our communities and enjoy sharing this place with others!
